The Peterson House Near the Ferry Dock — Elastic Primer on 60-Year-Old Cedar
In 2023 the Petersons called me about their 1960 craftsman on 5th Ave N, a few blocks from the Edmonds ferry dock. Original cedar clapboard — the south face was holding well, but the north and west faces had significant checking in the end grain from sixty-plus years of moisture cycling. Wood absorbs water, expands, and dries out repeatedly until the grain splits lengthwise along the boards.
The standard approach is to caulk every check before priming. On this house, that would have meant hand-caulking more than 40 linear feet of micro-checks — most of them under 1/16 inch. Instead, I used Sherwin-Williams Loxon XP elastic primer on the checked sections. Loxon XP is formulated to bridge hairline cracks and move with the substrate rather than cracking as wood continues to expand and contract. It sealed the checks without requiring individual caulk application and gave the finish coat a stable, crack-free surface.
Two coats SW Emerald Exterior in Oyster White SW 7637 over the entire house. I also replaced about 12 linear feet of rotted windowsill on the west face — that wood had been painted over repeatedly and was soft clear through. Replaced it with PVC trim board before applying any paint. The PVC will not rot and holds exterior paint indefinitely.
