The Woodinville Moisture Problem — And How to Solve It

In 2023 I painted the exterior of a 1997 cedar shake home on the Hollywood Hill side of Woodinville — the Wentworth family on NE 196th St, a 4,200 sq ft two-story on a treed lot. My process on that job, which is the process I use on every cedar home in Woodinville:

Day 1 — Biocide soft-wash. I use a diluted sodium hypochlorite solution applied low-pressure to kill all biological growth — moss, algae, lichen, mildew. Lichen is the critical one: pressure washing alone does not kill the rhizoids (root-like structures) that stay in the wood and regrow through new paint within two years.
Days 2–4 — Dwell time. The biocide needs 3–4 days to complete the kill cycle, especially on lichen. I do not rush this. If rain comes, I wait for another dry window.
Day 4 — Pressure wash and dry. Low-pressure wash to remove dead biological material. Then minimum 48 hours dry time before any primer goes on. I moisture-meter the wood — target below 15% MC.
Day 5 — Mechanical prep. Scrape all loose paint, sand feather edges, caulk gaps at trim, replace any soft wood sections. On the Wentworth home I replaced 8 linear feet of cedar windowsill with PVC composite before priming.
Day 6 — Primer. Zinsser BIN shellac-based primer on any bare knots and resin-rich spots (prevents bleed-through). Oil-alkyd primer (SW Exterior Oil Primer) on all bare cedar surfaces — this is the step latex-only crews skip and the main reason tannin bleeds. Oil-alkyd seals the cedar properly and gives the finish coat something to grip.
Days 7–8 — Finish coats. Two coats Sherwin-Williams Emerald Exterior in the client's chosen color. The Wentworths chose Roycroft Suede SW 2853 — a warm tan that read beautifully against the fir and cedar of their wooded lot. Applied by spray and back-rolled on cedar texture.

The north face that had been visually ruined by moss and tannin came out uniform and clean. In 2025, two years later, I drove past — no moss regrowth, no tannin bleeding, paint still holding well.

Interior House Painting in Woodinville

The same Wentworth job on Hollywood Hill included a full interior repaint — and the interior side of a Woodinville estate has its own considerations. The house had a 20-foot two-story entry with a curved staircase wall that required cutting in at height. The main living areas had 9-foot ceilings with site-built painted millwork (window casings, door surrounds, wainscot) that was original to the 1997 build. A previous owner had painted over the millwork in a semigloss that had brush marks visible from 6 feet.

For the millwork I sanded the existing finish down to tooth, filled all the grain and brush mark impressions with lightweight spackle, re-sanded to 220 and applied three coats of Sherwin-Williams Emerald Urethane Trim Enamel in Alabaster SW 7008 by brush. The Emerald Urethane levels beautifully if you thin it slightly with distilled water and maintain a wet edge — the final coats came out smooth enough that the client asked if I had sprayed them. I had not.

Walls throughout the main floor went in Benjamin Moore Aura in Classic Gray OC-23 — a versatile warm gray that works well in Woodinville homes where the heavy tree canopy makes rooms read cooler than in south-facing suburban locations.
