The Robinson House in Bayside — Covering High-Gloss Red With Four Coats
In 2022 the Robinsons bought a home on Colby Ave in the Bayside neighborhood. Previous owners had painted the open-concept kitchen island and all surrounding walls in high-gloss red during a 2008 remodel. The Robinsons wanted it gone. They assumed it would just take extra coats of the new color — a reasonable assumption that turned out to be wrong.
High-gloss paint has almost no tooth for adhesion, and red pigment bleeds through nearly any paint that isn\'t specifically formulated to block it. I started with two coats of SW Extreme Block primer on all the red surfaces — this product is designed for exactly this situation: high-gloss, high-chroma base colors that would otherwise push through a finish coat. After the primer dried, I went over everything twice with BM Aura in Edgecomb Gray HC-173. That\'s four total coats on the red areas.
The rest of the main floor got one primer coat and two coats of Aura in the same Edgecomb Gray — the open-concept layout required a consistent color across the entire space. No bleed-through anywhere. The Robinsons sent me a photo two weeks later when their furniture was in. The kitchen looks like a different house.

Mix of 1960s–1980s homes on the west side of Everett, many with open-concept remodels from the 2000s that created large continuous wall surfaces. Color consistency across these open floors is critical — I use the same batch of paint for all adjacent rooms and always have enough material to complete any wall without stopping mid-wall on a single coat. Previous remodel decisions (like the Robinson home\'s red kitchen) are common in this era of construction.
Delta / E Marine View Dr
Neighborhood with significant views over Port Gardner and the waterfront. Homes here get strong afternoon light from the west that makes some paint colors look very different from how they appear in a store. I test colors on large wall samples before committing in view-facing rooms — a process that takes a day but prevents the much more expensive mistake of painting an entire room a color that doesn\'t look right in the afternoon. West-facing rooms in Delta often need warmer undertones to stay balanced.

Newer construction from the 1990s–2000s with builder-grade paint that is now reaching the end of its useful life. Many Pinehurst homeowners are doing a first repaint since the original build — which means they often find that the builder used flat paint on kitchen and bathroom walls, where a washable finish is necessary. I always note the existing sheen during an estimate and recommend upgrading to eggshell or satin where flat is inappropriate for the use of the room.
