The Capitol Hill Victorian That Four Contractors Got Wrong
In 2019 I was called to a Victorian on 14th Ave E in Capitol Hill. The homeowner had gotten four quotes from larger Seattle painting contractors — all four had sent estimators, and none of them had brought a ladder to look at the 3rd-floor cornice detail. They had stood on the sidewalk, eyeballed the height, and written their quotes.
When I came I brought a ladder. The cornice on the south face had failed paint down to bare wood across a 40-foot run. The existing paint was not just faded — it had lost adhesion completely, and two sections of the wood profile had absorbed enough moisture to show early checking. That detail changed the entire scope of the job: scrape the cornice to bare wood, spot-prime with oil-based alkyd, caulk the checked areas, prime again, then two finish coats.
The four contractors who had not brought a ladder had not seen the problem, had not scoped it into their quotes, and would have delivered a job that looked fine for one season before the cornice started failing again. I scoped the job right, priced it right, and finished it in 6 days. The homeowner said it was the first time in 12 years she had stopped worrying about that south cornice.

Painting Contractor Services in Seattle
Victorian and historic exterior painting
Capitol Hill, First Hill, and Queen Anne have some of the densest concentrations of Victorian housing in the Pacific Northwest. These homes require on-site ladder assessment at every cornice, frieze board, and window surround before any quote is finalized. I bring a ladder to every estimate on a pre-1940 Seattle home.
Interior painting
Full interior painting including walls, ceilings, trim, and doors. In Seattle homes built before 1978 — which covers much of Capitol Hill, Ballard, and Queen Anne — we test for lead paint before any sanding or surface disturbance. EPA RRP protocols where lead is present.
Exterior repaints — all siding types
Wood lap siding, cedar shingles, painted brick, stucco — Seattle exterior painting requires the right primer for each substrate. We never apply a single product to all surfaces without assessing adhesion and condition on each type separately.

What Seattle Homeowners Say
"Capitol Hill Victorian, 14th Ave E. Four contractors came before Antonio — none brought a ladder. Antonio brought a ladder, found the failed cornice, scoped it correctly, and fixed it. The south face looks like a new house and has held perfectly through two winters."
Margaret H. — Capitol Hill, Seattle
"Ballard bungalow, 1922 construction. Antonio tested for lead before anything. Found it in the trim paint. He followed EPA protocols throughout and explained every step. The final paint job is beautiful and I did not have to worry about my kids being exposed to lead dust during the project."
Dan & Sarah M. — Ballard, Seattle
"Queen Anne interior repaint — big old house with 10-foot ceilings and original woodwork. Antonio understood that the trim needed to be done differently from the walls, used the right products for each surface, and the result is exactly what these old rooms deserve. Nothing looked like it had been slapped on."
